Ground Floor (180m2):
Both front and rear entrances to the house have large, imposing and heavy wooden doors which take you into respective front or rear entrance vestibules.
The hallway floor is tiled and the walls have been professionally decorated to reflect the faint design of the original wallpaper but in paint. From the main hallway there are doors leading off to:
The ‘little’ salon:
Located at the front of the house and hence facing south, this room features two large windows overlooking the front lawn and plane (platane) trees. It has retained its beautiful plaster ceiling, Louis 15th style fireplace, and original floor tiles.
A wood burning stove has been installed and although not included in the sale, may be by separate negotiation. Alternatively you can install one of your choice.
Salon / Dining Room:
Opposite the little salon is the salon / dining room. The room has two large windows to the front, as well as an external door to the side lawn; this room has a substantial and solid open fireplace, with large oak mantelpiece.
Kitchen:
The kitchen includes a variety of cupboards, a walk in pantry, double butler style sink, large oven and plumbing for a dish washer. In the corner is a chimney where we have installed a wood-burning stove (not included in the sale, may be by separate negotiation).
Utility Room:
The utility room harks back to the days when the house had two kitchens. As such it also contains a fully functioning 4 ring gas hob and double butler style sink. There is plumbing for a washing machine and space for a variety of ‘white goods’ appliances.
From the utility room is a door which takes you to the boiler room, stables and the apartment (which also has its own private entrance for guests).
The boiler was professionally installed in December 2005 to both heat the house and provide hot water.
The old stables are not used; rather it is a storage area for apartment guests.
Downstairs Cloakroom:
White WC and stylish corner sink unit with a marble top, splash back and walnut doors.
The Property - First Floor
First Floor (180m2):
With the exception of the family bathroom, all of the first floor retains the original tomette tiles (traditional hexagonal or square terra cotta tiles).
Landing:
To the front of the house there are double doors taking you onto the balcony overlooking the vineyards whilst to the rear of the landing is the family bathroom.
Bedroom 1:
South facing with en-suite shower, sink and WC. With original black marble fireplace and two double windows.
Bedroom2:
North facing with en-suite shower, sink and WC. Separate walk-in wardrobe. With original black marble fireplace and one double window looking towards the black mountains.
Bedroom 3:
North and east (over the side lawn and its palm trees) facing windows with black marble fireplace and walk-in wardrobe.
Bedroom 4:
East facing and with a communicating door to bedroom 5. One window looks out over side lawn.
Bedroom 5:
South facing with white marble fireplace and two windows. Communicating door to bedroom 4, walk-in wardrobe.
Family Bathroom:
Fitted in 2004 and comprising a white suite cmprising sink, WC and bath with shower attachment. Heated towel rail. One window facing north and not overlooked. The tiling is a mixture of blue and white.
Second Floor / Loft (180m2):
The top floor is sectioned off from the house with an interior wall and lockable door at the top of the staircase.
As with the ground and first floors, a large landing runs from front to back with various rooms leading off each side. To the east side is one large room of c. 60sqm with a fantastic beam structure, which were it exposed when converting the room, would result in a truly spectacular master suite, games room etc.... Conversely it could be divided into 2 or 3 additional bedrooms as per the 1st floor.
To the west side is a room to the front and rear with the stairs in between. To the front the room is partially converted with a new ceiling and insulation as well as central heating. The rear room needs complete renovation and would offer views over the distant montagne noire.
The Apartment - c. 65m2
Currently the apartment is available for short term lets over the year and is very successful. We would be happy to share our experiences and learning with the future owners to ensure the apartment continues to let successfully should they wish.
Kitchen / Sitting Room / Dining area:
Entered by it’s own private entrance via the stables, the apartment is located on the first floor. Upon entering you find yourself in the open plan living area comprising:
- modern kitchen with electric hob and oven, plumbing for a dishwasher and a selection of floor and eye level storage cupboards
- ‘insert’ fireplace
- south facing window with views across the vineyards
The hallway takes you to both bedrooms and the bathroom:
Bedroom 1:
Currently set up as a twin bedroom although big enough for a double

Currently set up as a double room and overlooking the swimming pool.
