The Property

Ground Floor (180m2):

Both front and rear entrances to the house have large, imposing and heavy wooden doors which take you in respective front or rear entrance vestibules. Here the current owners have coat racks, shoe rack, etc… Between each vestibule and the hallway there is a set of double doors allowing light to flood into the hallway. The hallway floor is tiled and the walls have been professionally decorated to reflect the faint design of the original wallpaper but in paint.

The ‘little’ salon:
Located at the front of the house and hence facing south, this room features two large windows overlooking the front lawn and plane (platane) trees. It has retained its beautiful plaster ceiling and Louis 15th fireplace.

The floor retains the original floor tiles.

A wood burning stove has been installed and although not included in the sale, may be by separate negotiation. Alternatively you can install one of your choice.

Although called the ‘little salon’, that’s purely a way of distinguishing between the two. Approximate size 25m2.

Salon / Dining Room:
Opposite the little salon is the salon / dining room.

From the hallway it appears as though there are two doors to enter this room. Many years ago one of these was blocked up on the sitting room side and the wall between what were originally two rooms carefully removed to create one large, and very spacious room. To retain the symmetry in the hallway, both doorways have been retained…but only one works!

The room has two large windows to the front, as well as an external door to the side lawn; this room has a substantial and solid open fireplace, with large oak mantelpiece.

There is built-in shelving both immediately in the entrance from the hall to the room as well as in the room itself.

Kitchen:
The kitchen includes a variety of cupboards, a walk in pantry, double butler style sink, large oven and plumbing for a dish washer. In the corner is a chimney where we have installed a wood-burning stove (not included in the sale, may be by separate negotiation).

A large arched window looks out over the side lawn with it’s collection of palm trees and there is a second window by the sink looking to the rear.

Utility Room:
The utility room harks back to the days when the house had two kitchens. As such it also contains a fully functioning 4 ring gas hob and double butler style sink.

There is plumbing for a washing machine and space for a variety of ‘white goods’ appliances.

The fireplace works although has never been used by the current owners.

From the utility room is a door which takes you to the boiler room, stables and the apartment (which also has its own private entrance for guests).

The boiler room contains a state of the art oil fired boiler by the French manufacturer Ideal Standard which was professionally installed in December 2005 to both heat the house and provide hot water.

The old stables are not used; rather it is a storage area for apartment guests. It has rendered stone walls as well as a concrete floor, electricity and plumbing for a washing machine.

Downstairs Cloakroom:
White WC and stylish corner sink unit with a marble top, splash back and walnut doors.
